Area Credit Manager – Construction Finance (Individual Role)
Location: Ahmedabad, Gujarat
Department: Credit – Construction Finance
Reporting To: Regional Credit Manager
Role Purpose
The Area Credit Manager is responsible for evaluating, underwriting, and approving Construction Finance proposals while ensuring adherence to the organization’s credit policy, risk framework, and regulatory guidelines. The role focuses on maintaining a healthy loan portfolio by balancing business growth with prudent risk management.
Key Responsibilities
* Assess and underwrite Construction Finance proposals for individual
borrowers, builders, and developers.
* Conduct detailed appraisal of financial statements, cash flows, project
feasibility, borrower repayment capacity, and collateral.
* Perform field visits, property inspections, and customer interactions to
validate business and project details.
* Evaluate legal, technical, and valuation reports to ensure compliance with
credit norms.
* Recommend credit decisions within delegated authority and escalate cases
beyond approval limits.
* Ensure compliance with internal credit policies, RBI guidelines, and risk
management frameworks.
* Coordinate with Sales, Operations, Legal, Technical, and Credit
Administration teams for timely loan processing and disbursement.
* Monitor portfolio quality, identify early warning signals, and recommend
corrective actions.
* Analyze delinquent accounts and support recovery strategies to minimize
NPAs.
* Maintain high underwriting quality while achieving defined turnaround time
(TAT) and productivity standards.
* Prepare credit notes, risk assessment reports, and MIS for management
review.
Desired Candidate Profile
* Bachelor’s degree in Finance, Commerce, Business Administration, or a
related discipline. MBA/CA/CFA will be an added advantage.
* 5–10 years of experience in Credit Underwriting, with at least 3 years in
Construction Finance, LAP, Affordable Housing, or Mortgage Lending.
* Strong knowledge of project appraisal, financial analysis, cash flow
assessment, and collateral evaluation.
* Familiarity with legal documentation, technical valuation, and regulatory
compliance.
* Excellent analytical, decision-making, and stakeholder management skills.
* Proficiency in MS Excel and credit underwriting systems.
