Job Description: Vice President – Location: Chennai, Bangalore, Hyderabad

We are seeking a dynamic, seasoned Vice President for growing the business through Asset/ Land Acquisition .
Role Overview
Vice President will lead the end-to-end identification, origination, evaluation, and securing of high-potential land parcels. This leadership role focuses heavily on acquiring prime assets tailored for corporate offices, hospitality, retail and residential asset classes . The ideal candidate will combine deep financial underwriting capabilities with a commanding institutional network across government bodies, quasi-government authorities, landowners, and key market aggregators.
Key Responsibilities
· Strategic Project/ Land Sourcing & Pipeline Development: Formulate and execute macro-level land acquisition frameworks aligned with RMZ’s expansion roadmap. Source on-market and off-market parcels optimized specific to the asset class.
· Ecosystem & Stakeholder Relationship Management: Cultivate and preserve robust, high-level relationships with government bodies, state nodal agencies, quasi-government authorities, local municipalities, and urban development boards. Establish direct channels with key landowners, institutional brokers, and top-tier land aggregators.
· Site Visits & Technical Feasibility: Personally lead ground inspections and site visits across varied terrains for office developments, hospitality, retail and residential asset classes. Coordinate cross-functional technical teams (legal, engineering, environmental, and power grid connections) to run stringent due diligence on title integrity, land use conversions, and zoning laws.
· Deal Structuring & High-Level Drafting: Work with internal teams to draft, negotiate, and finalize complex transactional frameworks, including high-level Joint Ventures (JV), Joint Developments (JD), Development Management Agreements (DMA), and outright purchase structures.
· Financial Modeling & Commercial Underwriting: Build and oversee comprehensive financial models, cash-flow projections, ROI evaluations, and sensitivity analyses to underwrite project viability. Present compelling, risk-mitigated business cases and acquisition proposals to the executive investment committee and board of directors.
Candidate Profile & Requirements
· Experience: Minimum of 8 to 12+ years of core, progressive experience in land acquisition, real estate business development, IPC capital markets, or infrastructure investments.
· Domain Expertise: Proven functional exposure across multiple asset classes, specifically Commercial Offices, hospitality, retail and residential asset classes .
· Core Technical Competencies: Advanced financial modeling and project underwriting skills; exceptional drafting skills for high-level JVs, JDs, and structured contracts; comprehensive understanding of land titles, local land revenue acts, and zoning regulations.
· Network & Soft Skills: Exceptional relationship-building pedigree with established inroads into government/quasi-government departments, major landlords, and land syndicates. Strong leadership attributes with a proven negotiation track record for high-value transactions.
