Manager — Finance & Controllership
About the Role
Terrum Group is a real estate and technology holding company operating four
businesses — Terrum (development management and JV/JD partnerships), Vantage
(AI-driven feasibility, design and visualisation), Bind (construction
finance facilitation) and EasyKey (residential sales and mortgage
origination) — across multiple legal entities, project SPVs and partner
structures.
This role owns the finance function end to end, day to day. Accounting,
controls, taxation, compliance, treasury operations, project finance
administration, MIS and business partnering all sit here. Capital raising
does not — that stays with the founder and the deal team, and you will
support it with numbers, not carry it.
This is the seat where the group's financial discipline is actually built.

What You Will Own
Accounting and controllership

Own the books across all group entities, project SPVs and JV structures —
accurate, current and closed to a calendar

Monthly, quarterly and annual close: schedules, provisions, accruals,
reconciliations, inter-company elimination and consolidation

Revenue recognition and project accounting in line with Ind AS, including
percentage-of-completion and cost-to-complete discipline where applicable
-
Fixed assets, capital work-in-progress, inventory and land cost
capitalisation policy and registers
Taxation and statutory compliance

Direct tax: advance tax, TDS/TCS computation, deposit and return filing,
income tax returns, tax audit coordination and assessment support

Indirect tax: GST computation, filings, input credit reconciliation
(GSTR-2B versus books), annual return and audit, and RCM discipline

Corporate secretarial and ROC compliance in coordination with the company
secretary — board and shareholder resolutions, annual filings, statutory
registers

Real estate specific compliance: RERA designated account operation and
withdrawal certification, project-level reporting, and stamp duty and
registration cost tracking

Track regulatory change and flag exposure before it becomes a notice
Treasury and cash management

Own the group cash position: daily bank operations, rolling 13-week cash
flow forecast and liquidity planning across entities

Banking relationships and operations — account management, mandates,
escrow and designated account discipline, FD and surplus deployment
-
Loan and facility administration: drawdown documentation, end-use
certification, interest and repayment servicing, covenant tracking and
lender reporting for existing facilities

Working capital management — receivables follow-up, payables scheduling
and vendor payment cycles
Budgeting, MIS and business partnering

Build and run the annual budget and rolling forecast; own variance
analysis at entity, business unit and project level

Produce the monthly MIS pack: P&L, balance sheet, cash flow, unit
economics and the two or three numbers each business head actually needs

Project cost control — budget versus actual on construction and
development spend, cost-to-complete tracking and change order impact

Partner with business heads on pricing, margin and spend decisions; be the
person who says the number is wrong before the decision is made
Payables, receivables and payouts

Vendor and contractor payments: bill verification against work
certification, PO and contract terms, retention and mobilisation advance
tracking

Customer collections and demand generation on sold inventory; ageing
control and follow-up discipline

Brokerage and channel partner payout processing and reconciliation,
including the mortgage and referral incentive structures

Payroll processing, reimbursements and related statutory deductions in
coordination with HR
Audit, controls and systems

Run statutory, tax and internal audits to a clean close — schedules ready,
queries answered, observations remediated

Design and enforce internal controls: delegation of authority, approval
matrices, segregation of duties, vendor onboarding and payment controls
-
Own the finance stack — ERP or accounting system, banking integrations and
reporting tooling; drive automation of reconciliations, MIS and payouts
rather than adding headcount to them

Maintain audit-ready documentation across entities and transactions
What You Must Have

Chartered Accountant (or MBA Finance / CMA with strong controllership
grounding) with 6-8 years of post-qualification experience

Real estate, infrastructure or construction sector experience — project
accounting, developer or contractor finance, or audit of the same

Full-cycle ownership of accounts and close across multiple entities,
including consolidation

Strong command of Indian GAAP / Ind AS, GST, TDS and corporate tax in
practice, not in theory

Hands-on treasury and banking operations experience, including facility
servicing and lender reporting

Advanced Excel and financial modelling; working proficiency with Tally,
Zoho Books, SAP or a comparable ERP

Judgement and spine — the willingness to hold a control when a business
head is in a hurry

Comfort in a founder-led environment where the process is often something
you are expected to build, not follow
