Role Overview
The Head of Planning will be responsible for leading the planning and
monitoring function across all projects from concept to completion. This
role requires strategic oversight, cross-functional coordination, and
leadership to ensure timely delivery, cost optimization, and adherence to
quality standards across the organization’s project portfolio.
Educational Qualification

B.E. / B.Tech in Civil Engineering
-
Postgraduate qualification in Construction Management (CEPT / NICMAR /
RICS or equivalent preferred)
Key Competencies

Leadership experience in managing planning functions for large-scale real
estate portfolios
-
Expertise in project scheduling, cost control, and risk management

Strong exposure to high-rise commercial, premium residential, and township
/ villa developments

Proficiency in planning tools, ERP systems, and working knowledge of BIM
platforms

Strong analytical, communication, and stakeholder management skills

Ability to drive process improvements and implement best practices
Key Responsibilities
1. Strategic Planning & Leadership
-
Lead and establish the planning function across all projects
-
Define planning standards, processes, and best practices across the
organization
-
Provide strategic inputs to management on project timelines, risks, and
resource planning
2. Project Planning & Control (Portfolio Level)
-
Oversee development of detailed project schedules (WBS, milestones,
critical path)

Monitor project progress across all sites and ensure alignment with
approved timelines
-
Drive delay analysis, risk mitigation, and recovery planning
3. Cost & Performance Monitoring
-
Collaborate with QS and Contracts teams to ensure robust budgeting, cost
tracking, and cash flow management

Review project performance through periodic MIS and dashboards
-
Ensure proactive identification of cost and schedule deviations
4. Cross-Functional Coordination
-
Act as a central coordination point between design, execution, contracts,
sales, finance, and external stakeholders
-
Resolve inter-departmental and interdisciplinary issues impacting project
delivery
5. Governance & Reporting
-
Lead project review meetings with internal teams, consultants, and
contractors
-
Ensure preparation of agendas, MOMs, and strict follow-up on action items
-
Present consolidated portfolio-level MIS to senior management
6. Approvals & Compliance Support
-
Provide planning support for statutory approvals in coordination with
consultants and authorities
7. Feasibility & Business Support

Lead feasibility studies, project benchmarking, and competitive analysis
for new developments

Support management in decision-making with data-driven insights
8. Innovation & Technology
-
Drive adoption of advanced planning tools, BIM integration, and emerging
construction technologies

Continuously improve planning efficiency and reporting systems
9. Site Oversight

Conduct periodic site visits to review planning effectiveness and ensure
execution alignment
