Position Title:

Manager / Sr. Manager – Asset Disposal & Mortgage Recovery

Role Purpose

To drive end-to-end recovery and resolution of secured (mortgage) and stressed assets through SARFAESI enforcement, auction execution, borrower negotiation, and IBC resolution strategies, ensuring maximum recovery within defined timelines and regulatory compliance.

Key Responsibilities

1. Mortgage Recovery (Secured Assets)

• Initiate and manage SARFAESI proceedings (13(2), 13(4), possession).
• Coordinate physical possession through DM/CMM and local authorities.
• Oversee property valuation (FMV / Distress / Realizable Value).
• Recommend reserve price and obtain internal approvals.
• Execute e-auction / physical auction / private sale.
• Ensure sale certificate issuance and registration.
• Negotiate One-Time Settlements (OTS) and settlement-cum-sale structures.

2. Asset Disposal & Resolution

• Formulate account-wise recovery strategy.
• Drive NPA property sale across assigned geography.
• Coordinate with legal, collection, valuers, brokers & agencies such as e-auctioning agencies.
• Execute marketing campaigns and mega auction drives.
• Monitor recovery timelines and ensure closure of aged cases.

3. IBC / NCLT Matters

• Liaise with Resolution Professionals & Liquidators.
• Source and onboard Resolution Applicants.
• Evaluate liquidation vs resolution value.
• Support CIRP / Liquidation process as per IBC framework.

4. Pre-Acquisition & Due Diligence

• Conduct property visits and assess enforceability and consequent recovery feasibility.
• Verify title, encumbrances & market liquidity.
• Recommend acquisition strategy based on asset strength.

5. Compliance, MIS & Governance

• Ensure compliance with SARFAESI, DRT, IBC & RBI guidelines.
• Track portfolio at various recovery stages.
• Submit periodic MIS and recovery performance reports.
• Conduct periodic case reviews and corrective actions.

Eligibility Criteria

Education: MBA (Finance/Marketing) / Commerce Graduate

Experience: 6–10 years in ARC / Bank / NBFC – Secured Asset Recovery / Mortgage Resolution
