We do not draw; we direct. The Design Director leads design from the developer's side across RIBA Stages 0–5, appointing and overseeing external architects, design firms and consultants. Responsibilities:
1. Product and experience: define the product and the guest and member experience for each project, in line with the investment thesis, and set the brief.
2. Design direction and review: select, brief and direct the external design firms; run design reviews at every RIBA stage; hold the design to the brief, the quality standard and the Investment Committee underwriting, including cost sign-off at each stage from 0 to 5.
3. Statutory and regulatory compliance: ensure every design complies with building codes, development control regulations, and fire, environmental and other approvals.
4. Collaboration with the Atelier: the Atelier owns interiors, FF&E and the relationship with the interior design firms; the Design Director owns the spatial and architectural direction and keeps the two aligned.
5. Team leadership: build and lead the in-house design team for the region.
Scope - commercial/office, hospitality and mixed-use, excluding Living.
