The Facilities & Engineering Manager is responsible for ensuring the safe,
efficient, and uninterrupted operation of all building systems,
engineering infrastructure, and facility services within a premium
co-living property. The role oversees maintenance, preventive maintenance
programs, energy management, regulatory compliance, vendor management, and
capital improvement projects while delivering a high-quality living
experience for residents. The incumbent will ensure that the property
operates at hospitality-grade standards, maximizing asset performance,
minimizing downtime, and maintaining regulatory compliance.
Key Responsibilities

Facility Operations Management
-
Oversee day-to-day operation and maintenance of all building
systems.

Ensure optimal functioning of HVAC, electrical, plumbing, fire &
life safety, water treatment, elevators, DG systems, and building
automation systems.

Develop and implement preventive and predictive maintenance
schedules.
- Monitor asset performance and equipment lifecycle management.

Maintain service excellence standards across all resident and common
areas.

Engineering & Maintenance
-
Lead all engineering and maintenance activities for the property.
- Conduct regular inspections of critical equipment.
- Identify maintenance needs and prioritize repairs.

Ensure rapid response and resolution of engineering service
requests.

Manage emergency breakdown situations and implement corrective
actions.

Maintain maintenance records, logbooks, and technical documentation.

Resident Experience Support
- Ensure prompt resolution of resident maintenance complaints.
- Maintain SLA compliance for service request completion.

Coordinate with Community and Front Office teams to minimize
resident disruption during repairs.

Support premium resident experience initiatives through high-quality
facility management services.

Health, Safety & Compliance
-
Ensure compliance with local building regulations, fire codes,
health & safety requirements, and environmental standards.
- Conduct regular safety audits and risk assessments.
- Lead emergency preparedness programs and evacuation drills.
- Manage permits, statutory inspections, and certifications.

Ensure compliance with fire life safety systems and emergency
equipment maintenance.

Vendor & Contractor Management

Manage engineering service providers and facility contractors.
- Develop vendor performance KPIs and SLAs.
- Review contractor work quality and safety compliance.
- Negotiate service contracts and maintenance agreements.
- Monitor vendor costs, invoicing, and service effectiveness.

Budget & Cost Control
- Prepare annual engineering and maintenance budgets.
- Monitor OPEX and CAPEX expenditures.

Identify opportunities for cost savings and efficiency improvements.
- Track utility consumption and maintenance spending.
- Support procurement and replacement planning.

Sustainability & Energy Management
- Implement energy conservation initiatives.
- Monitor electricity, water, and gas consumption.
- Drive sustainability and ESG-related facility programs.

Identify opportunities to reduce carbon footprint and operating
costs.
- Support green building certifications where applicable.

Asset Management
- Maintain fixed asset registers and equipment inventories.
- Develop asset replacement and refurbishment plans.
- Monitor equipment performance and lifecycle costs.
- Support long-term capital improvement strategies.

Team Leadership

Lead, develop, and motivate engineering and maintenance teams.
- Conduct performance reviews and coaching sessions.
- Ensure adequate staffing and shift coverage.

Qualifications
Educational
-
Bachelor's Degree in Mechanical Engineering, Electrical Engineering,
Facilities Management, or related field.

Professional certifications in Facilities Management are preferred, Fire
Safety Certifications, Energy Management Certifications etc.
Experience
-
7-10 Experience in hospitality, co-living, student housing, serviced
apartments, hotels, or mixed-use developments preferred.
- Minimum 3-5 years in a management role.
- Strong exposure to MEP systems and property operations.
