Role Overview:
TCGRE is seeking a seasoned, strategic, and result-oriented Facility & Project
Management candidate to head end-to-end facility and project operations for a
high-end IT/BT commercial campus in Bangalore. The incumbent will be
responsible for overall property performance, operational excellence,
statutory compliance, financial governance, tenant experience, infrastructure
upgrades, and long-term asset value enhancement.
The role demands strong exposure to tenant management, client-facing technical
discussions, campus fit-outs, project upgrades, and regular interaction with
government authorities.
Key Responsibilities:
Property & Facility Operations:

Lead complete facility management for large-scale commercial office assets.

Ensure uninterrupted functioning of MEP services including HVAC, electrical
systems, DG sets, fire detection & suppression systems, STP, lifts,
plumbing, security, surveillance, and data & voice networking
infrastructure.

Oversee soft services such as housekeeping, waste management, landscaping,
parking, and traffic control.

Implement preventive and predictive maintenance programs to ensure zero
downtime of critical infrastructure.
Project & Infrastructure Management:
-
Drive campus fit-outs, renovations, and infrastructure modernization
initiatives.

Manage capex projects from planning to execution with minimal business
disruption.

Provide technical clarifications during client site visits (experience
handling global clients preferred).
P&L Ownership & Financial Governance:

Own Annual Operating Plan (AOP), budgeting, forecasting, and variance
analysis.
- Manage OPEX and CAPEX with a strong focus on cost optimization.

Ensure robust financial controls including rent collection, vendor payments,
and audit readiness.

Deliver cost efficiencies without compromising service quality or tenant
satisfaction.
Compliance & Risk Management:

Ensure 100% adherence to statutory regulations and local municipal
requirements.

Liaise effectively with government bodies and regulatory authorities. The
candidate should have experience and good relationship with the following
government authorities:
- Chief Electrical Inspector
- Bangalore Water supply and Sewerage Board
- Bangalore Fire Authority
- Karnataka Industrial Areas Development Board
- Bangalore Bhruhat Mahanagar Palika
- Taxation Authority
- Department of Labour
- Department of PF
- Department of ESI
- Department of Building and Other Construction Workers
- Department of Ground Water Authority
- Lead fire & life safety audits and ensure readiness at all times.

Implement Business Continuity Plans (BCP) and disaster recovery frameworks.
- Maintain ISO standards and enterprise risk management protocols.
Vendor & Contract Management:

Lead commercial negotiations and finalization of AMCs and service contracts.

Establish SLAs/KPIs and monitor vendor performance through periodic reviews
and audits.
Tenant & Stakeholder Management:
- Deliver superior tenant experience through proactive engagement.

Build strong relationships with occupiers and act as the primary escalation
point.
- Drive tenant retention through service excellence and responsiveness.
Technology & Digital Enablement:
- Champion CAFM/ERP implementation and automation initiatives.

Leverage technology for asset tracking, analytics, dashboards, and
operational reporting.
- Ensure high data accuracy and reporting discipline.
Leadership & Team Development:

Lead multidisciplinary teams across engineering, soft services, security,
and administration.

Drive performance management, capability building, and succession planning.

Foster a high-performance, accountability-driven culture aligned with
organizational values.
Required Experience:
- 20+ years in Real Estate / Integrated Facility Management.

Proven leadership experience managing large commercial assets (8–10 lakh sq.
ft. or more).

Strong expertise in P&L ownership, budgeting, and operational strategy.

Experience managing malls, airports, or large commercial / IT campuses is
highly preferred.
- Exposure to ERP/CAFM implementation is an advantage.

Demonstrated experience in tenant management and government liaisoning is
essential.
Educational Qualification:

Graduate/Postgraduate in Engineering (Mechanical or Electrical preferred).

Certifications in ISO, IOSH, Safety Management, or related disciplines are
desirable.
