About the Role
Terrum Group originates, structures and executes real estate transactions
across development management, joint ventures and joint development,
redevelopment and land acquisition — supported in-house by AI-driven
feasibility and design (Vantage), construction finance facilitation (Bind)
and mandated residential sales (EasyKey).
This role sits at the centre of that deal flow. You will take transactions
from first look to signed documentation: reading the market, testing the
development potential against regulation, building the model, structuring
the commercial arrangement, and driving the paperwork to close. You will
not be handed a deal to admire — you will be handed a plot, a promoter and
a deadline.
It suits someone who wants transaction depth rather than transaction
volume, and who is as comfortable in a DCR clause as in a cash flow tab.
What You Will Own
Market analysis and origination

Track supply, absorption, pricing and launch activity across MMR
micro-markets; maintain a live, defensible view of where value is moving
and why

Screen inbound opportunities and originate outbound leads — landowners,
societies, promoters, IPCs, brokers and lender-referred situations

Build comparable sets, benchmark pricing and construct the demand case
that underpins every feasibility
Development feasibility and regulatory analysis

Establish the achievable development potential of a site: base FSI, TDR,
premium and ancillary FSI, fungible area, road widening and setback
impacts, tenement and parking requirements

Apply UDCPR and the relevant local development control regulations —
DCPR 2034 for Greater Mumbai, and municipal, MMRDA, CIDCO, SRA and MHADA
regimes across MMR as applicable

Quantify premiums, charges and approval timelines, and flag the
regulatory risks that change the deal rather than the ones that only
change the deck

Work with Vantage to translate the regulatory envelope into a tested
massing, product mix and saleable area
Financial modelling and underwriting

Build the transaction model from first principles: phased cash flows,
construction and approval cost build-up, sales velocity and price
escalation, financing draw and repayment, tax and distribution waterfall

Underwrite to project IRR, equity IRR, NPV, peak equity requirement,
payback and coverage ratios; run sensitivity and scenario analysis on
the variables that actually move the outcome

Model alternative structures side by side — outright purchase, area
share, revenue share, development management fee, JV equity — and be
able to defend which one the counterparty should accept

Own model integrity: assumptions traceable, formulas auditable, versions
controlled
Deal structuring

Design the commercial structure and the capital stack: promoter equity,
investor participation, construction finance, structured debt and NCDs,
mezzanine and refinancing paths

Shape security, escrow, waterfall, milestone and exit mechanics; work
with Bind on lender-side requirements and monitoring conditions

Prepare investment notes and approval memoranda for internal committee
and external capital partners
Transaction documentation and execution

Draft, review and negotiate the transaction paper trail — NDAs, LOIs,
term sheets, MOUs, development agreements, joint development and joint
venture agreements, society redevelopment documentation, PAAAs, powers
of attorney and supplementary deeds

Run and coordinate due diligence: title search and chain of title,
encumbrances, litigation, tenancy and occupancy status, approvals and
RERA status — managing legal counsel, title consultants and technical
advisors to a timeline

Maintain the deal tracker and closing checklist; drive conditions
precedent and conditions subsequent to actual completion, not to a
status update

Support post-closing handover to development management, finance and
sales, including compliance and reporting obligations
What You Must Have
-
2–7 years in real estate transactions, investments, development
management, land or business development — with hands-on deal execution,
not research support alone

Knowledge of real estate markets — demonstrable command of MMR
micro-markets, pricing, absorption and the developer landscape

Working knowledge of UDCPR and development control regulations
applicable across the MMR region; ability to read a plot and
independently arrive at a defensible development potential

Knowledge of real estate financial and capital structures — JV and JD
arrangements, area and revenue share, DM fees, construction finance,
structured debt and waterfalls

Advanced financial modelling skill — you build models, you do not
populate templates. Expect to be tested on this.

Understanding of real estate transaction documentation — familiarity
with development agreements, JDAs, term sheets and title diligence, and
the judgement to know which clauses carry the risk

Professional background in finance, real estate, law, civil engineering,
architecture or planning — CA, MBA, MRICS or an equivalent grounding

Precision under deadline, and the ownership instinct to close a file
rather than route it
What Will Set You Apart

Knowledge of Bangalore development regulations and the Karnataka
approval landscape — a clear advantage as we expand

Experience with society redevelopment, SRA or MHADA schemes and their
documentation

Exposure to institutional capital — fund, NBFC, AIF or IPC capital
markets experience

Comfort with data tooling and AI-assisted workflows for feasibility,
diligence and reporting

Why This Seat
Transaction roles at most developers are narrow by design — you model, or
you originate, or you handle paper. Here you do all three, on live deals,
