About Estim Realty

Estim Realty is building a long-term property ownership and development platform across selected markets in East, Southern and West Africa, supported by the Group’s integrated capabilities across design, construction and hospitality.

We are looking for a Senior Investment Analyst to support investment underwriting, investment decisions and portfolio analytics while helping build the investment function and systems of the business.

This is a principal-side investment role with direct exposure to senior decision-makers and the opportunity to work across real estate investment, development, hospitality, joint ventures and capital allocation.

Key Responsibilities

Investment & Underwriting

• Underwrite land, development, income-producing and hospitality investment opportunities.
• Build and maintain detailed financial models, feasibility studies, sensitivities and downside scenarios.
• Prepare Investment Committee papers highlighting the investment case, key risks and return expectations.
• Support transaction and joint-venture structuring, including partner economics and exit scenarios.
• Conduct commercial and counterparty due diligence on landowners, JV partners, contractors and key tenants.

Portfolio & Capital Management

• Track portfolio performance across countries, asset classes, tenants, currencies and development stages.
• Support debt sizing, capital allocation and lender/development-finance submissions.
• Conduct post-investment reviews against the original investment case and identify learnings for future investments.

Market Research & Origination

• Develop market intelligence covering rents, yields, vacancy, supply, land pricing, zoning, infrastructure and tenant demand.
• Research institutional and multinational occupier requirements to support tenant origination and pre-leasing.
• Build relationships with brokers, valuers, lenders, local partners and other market participants.

Investment Systems

• Build and maintain databases covering market intelligence, land, tenants, comparable transactions and investment pipeline.
• Help establish consistent investment models, Investment Committee formats and analytical processes.
• Support and mentor junior team members as the investment function grows.

Candidate Profile

• 3–5 years of relevant experience in real estate investment, REITs, asset management, real estate credit, developer investment/business development, property capital markets, valuation or transaction advisory.
• Strong hands-on experience in financial modelling and investment underwriting .
• Experience preparing investment or credit papers for senior decision-makers.
• Strong understanding of development and income-asset models, debt sizing and scenario analysis.
• Exposure to joint-venture structures and transaction documentation will be an advantage.
• Familiarity with land title and real estate due diligence processes.
• Exposure to emerging/frontier markets, currency risk, regulatory risk or African markets will be an advantage.
• Strong academic background in Finance, Economics, Real Estate, Engineering, Architecture or a related discipline.
• CFA, MBA, MRICS or equivalent qualification/progress towards one will be an advantage.
• Excellent written and verbal English communication skills.
• Strong analytical ability, independent judgement and ownership mindset.
• Willingness to relocate to Dar es Salaam, Tanzania and travel frequently across African markets.
