Key Responsibilities:

Portfolio Strategy & Performance

• Support the formulation and execution of portfolio strategies to maximize yield, occupancy, and capital appreciation.
• Track asset-wise performance against approved business plans and portfolio KPIs.
• Identify opportunities for asset enhancement, re-positioning, or operational improvements.
• Review key performance indicators including INPI, leasing velocity, occupancy, and retention ratios.

Business Planning & Financial Management

• Support annual business planning, budgeting, and forecasting activities.
• Monitor income, costs, and cash flow to ensure alignment with operational and investment targets.
• Partner with Finance and Investments teams on portfolio valuations, asset reviews, and fund-level reporting.
• Assess ROI for capex projects and ensure effective deployment of funds for upgrades and sustainability initiatives.

Market Intelligence & Insights

• Track commercial office trends, demand shifts, and occupier behavior to inform portfolio decisions.
• Contribute insights for investor and senior leadership reporting, highlighting performance and risk outlook.

Stakeholder Management

• Work closely with City Heads, Property, Leasing, and Project teams to ensure alignment of asset-level execution with portfolio objectives.
• Build strong relationships with key tenants, brokers, and market partners to strengthen portfolio positioning.

Team Leadership & Governance

• Lead and mentor a small team of asset management professionals to ensure consistent delivery.
• Promote ESG and sustainability practices across assets.
• Support governance frameworks for performance tracking, risk assessment, and compliance.

Pre-Requisites:

• Postgraduate degree in Business, Finance, Real Estate, or a related discipline.
• 12–15 years of experience in real estate portfolio or asset management, preferably in commercial office / business parks.
• Experience managing mid-to-large scale operating portfolios with institutional or developer ownership.
• Strong understanding of leasing, asset valuation, financial metrics, and portfolio performance indicators.
• Exposure to business planning, budgeting, and investor reporting is preferred.
• Strong commercial and strategic acumen with financial discipline.
• Good understanding of India’s commercial real estate market and occupier dynamics.
• Strong analytical, stakeholder management, and presentation skills.
• Ability to collaborate cross-functionally and influence without authority.
• Decision-making orientation focused on sustainable value creation.
