JOB PURPOSE

The Project Sales Specialist will be responsible for developing and managing relationships with builders, developers and contractors in the assigned city, and for driving project sales by converting builder relationships into confirmed business. The role requires a strong existing network in the builder/project ecosystem and a proven track record of institutional sales in a building-materials category with a strong builder connect.

KEY RESPONSIBILITIES

Identify, map and maintain a live database of ongoing and upcoming residential/commercial construction projects in the assigned city.
Build and nurture strong working relationships with builders, developers, contractors, architects and their purchase/procurement teams.
Regularly visit project sites, builder offices and purchase teams to generate, pursue and close project leads.
Present the company's product portfolio, prepare commercial proposals and negotiate terms with builders and developers.
Convert project leads into confirmed orders/sales and consistently achieve assigned monthly and annual sales targets.
Coordinate with internal teams — dealers/distributors, technical, and logistics — to ensure smooth order execution and timely delivery.
Track competitor activity, pricing and emerging trends within the builder/project segment in the local market.
Maintain an accurate project sales pipeline/CRM and provide regular sales forecasts, reports and market feedback to the Branch Manager.
Ensure timely payment collection and resolve commercial issues with builder accounts.
Represent the company at builder meets, exhibitions and brand promotion activities to strengthen market presence.

CANDIDATE REQUIREMENTS

Graduate in any discipline; MBA in Sales & Marketing preferred.
5+ years of relevant experience in project/institutional sales to builders and developers is mandatory.
Prior experience in the builder segment is a must, specifically with brands that have a deep, direct connection with builders — such as tiles, sanitary ware, wires & switches, hardware/fittings, plywood, paints or similar building-material categories.
Proven track record of converting builder relationships into closed sales, not just lead generation.
Strong existing personal network with builders, developers, architects, and contractors in the respective city.
Excellent communication, negotiation, and relationship-management skills.
Self-driven, target-oriented, and comfortable working independently in the field.
Willingness to travel extensively within the city for project site and builder visits.
